Independent grocers, neighbourhood restaurants, a hardware store, a handful of cafes are typical of this area. It serves the people who live around it rather than drawing visitors from across the city, and that distinction matters more than it sounds when you’re thinking about daily life rather than weekend entertainment.
The school catchments here are among the strongest in Vancouver, which is a significant factor for families and a consistent driver of demand regardless of broader market conditions. Lord Byng Secondary and its feeder schools are a meaningful part of why Dunbar attracts the buyers it does and holds its value the way it does. Proximity to UBC is another constant as Pacific Spirit Regional Park runs along the neighbourhood’s western edge, and the university is a fifteen-minute cycle from most of Dunbar’s residential streets.

Condos sit at a median of $1,249,900 across 23 active listings, concentrated in a small number of low-rise strata buildings along the Dunbar Street corridor.
The detached market here rewards patience and local knowledge. Dunbar homes that are well-maintained, on good lots, and priced accurately to the current market move. Those that are overpriced relative to condition or lot size sit, and in the current environment buyers have enough selection to be deliberate. For a buyer who knows what they want and is willing to wait for the right property, this is a market where discipline produces better outcomes than urgency.
What to Look For — and What to Consider
The best lots in Dunbar face south or west and sit on the elevated portions of the neighbourhood where mountain views become possible on the upper floors. Lot dimensions vary considerably across the neighbourhood and deserve close attention. For example, a 33-foot lot and a 50-foot lot in the same block represent meaningfully different land values and future flexibility. Corner lots carry a premium for good reason.
Character homes from the 1920s through 1950s are common throughout Dunbar and vary widely in condition. Some have been maintained and updated properly over the decades; others carry deferred maintenance that isn’t always visible in a showing.
