Away from the corridor, South Granville is residential in the way that westside Vancouver does best. The townhome market is more active than you might expect for a neighbourhood of this character with 23 active listings at a median of $1,543,500. They’re concentrated in a small number of well-located projects that benefit from the walkability of the area. The condo market is modest at 17 active listings with a median of $1,159,000, largely in older low-rise buildings that hold their value through location rather than amenity.
The detached market here is one where condition and position matter as much as the neighbourhood name. Properties on the elevated streets with mountain views to the south command meaningful premiums over comparable homes in lower-lying positions. The difference between a south-facing home with views and a north-facing home without them on the same block can be significant enough to change the investment calculus entirely.
What to Look For — and What to Watch
The most valuable positions in South Granville are the elevated blocks between 12th and 16th on the west side of Granville, where lot sizes are generous, the street character is established, and views become possible. The blocks immediately adjacent to Granville Street itself carry some noise and traffic exposure that deserves consideration depending on how the property is oriented and how well the glazing manages it.
The strata buildings in the neighbourhood vary considerably in age, construction quality, and financial health. The older wood-frame walk-ups that populate parts of the area can represent value but require the same strata document scrutiny that any aging building demands. Reserve fund status, depreciation reports, and maintenance history are all worth reviewing carefully before proceeding. The newer concrete projects are limited in number but generally more straightforward from a strata health perspective.
