Strata due diligence in Yaletown is non-negotiable. Many of the neighbourhood’s buildings are now 20 to 30 years old. This means they are in the window where major capital expenditures such as envelope repairs, elevator replacements, and mechanical upgrades are either approaching or already underway. A healthy depreciation report and a fully-funded contingency reserve are the baseline. Consider things such as masonry construction, exposed concrete, loft-scale ceilings, and mechanical systems that may have been updated at various points with varying degrees of quality.
