Downtown Vancouver Real Estate and Condos
Downtown Vancouver is where the city's energy, culture, and coastline converge. Surrounded by water on three sides and framed by mountain views, it offers a rare urban experience, one where daily life unfolds at a walkable pace while the natural world remains constantly in view. Living in Downtown Vancouver is about proximity: to work, to lifestyle, and to everything that defines the city.
Home buyers are drawn to downtown for its immediacy and efficiency. From Coal Harbour and the West End to Yaletown and Gastown, each neighbourhood offers a distinct rhythm, whether that means waterfront living, heritage character, or modern luxury high-rise residences. World-class dining, shopping, entertainment, and cultural venues are steps from home, as are marinas, seawall paths, and urban green spaces. For professionals, downsizers, and international buyers, downtown living offers a level of convenience that reshapes how time is spent.
Downtown Vancouver is also one of the most connected places in the region. Transit, bike routes, and pedestrian infrastructure make owning a car optional, while proximity to business districts, major employers, and transit hubs keeps daily routines streamlined. At the same time, the area maintains a strong residential feel, supported by thoughtful planning, waterfront access, and a diverse mix of communities.
The real estate market downtown reflects this demand. Properties range from luxury waterfront condominiums and architecturally distinctive towers to boutique residences and well-appointed urban homes. Many offer views that extend from city skylines to ocean horizons, creating living spaces that feel both dynamic and refined. With limited land and sustained interest, Downtown Vancouver remains one of the most sought-after residential markets in Canada.
Explore Downtown Vancouver by Neighbourhood
"Downtown Vancouver" is the umbrella for the peninsula bounded by water on three sides, and within it, five distinct areas each have their own character, price point, and pace. The listings below span all of them, but if you already have a sense of which fits you, start there.
Coal Harbour
Vancouver's waterfront luxury core, marina views, Stanley Park at the doorstep, and the city's highest concentration of premium high-rise towers. Currently 91 active condo listings, median price $1,498,000, median $1,295 per square foot. Read the full Coal Harbour Real Estate guide.
West End
Vancouver's densest and most walkable residential neighbourhood, a mix of heritage low-rises and towers steps from English Bay and Stanley Park. Currently 241 active condo listings, median price $929,000, median $1,056 per square foot.
Yaletown
A converted warehouse district turned condo market, almost entirely towers and heritage loft conversions. Yaletown held the tightest inventory of the five sub-areas back in June but has since loosened, with False Creek now the tighter market this cycle. Currently 206 active condo listings, median price $1,046,000, median $1,119 per square foot. Read the full Yaletown Real Estate guide, including current market stats and trends and a dedicated condo buying guide.
Gastown and Chinatown
Vancouver's historic core, cobblestone streets, heritage brick-and-beam conversions, and some of the city's most distinctive architecture, on the eastern edge of the downtown peninsula. These fall inside the Downtown VW MLS boundary alongside the downtown core itself, so pricing here shows up blended into the Downtown VW figures below rather than as its own line.
Downtown Core and False Creek North
The financial and entertainment core, plus the False Creek North waterfront strip built up around the 2010 Olympic Village, offering the widest range of price points of any downtown sub-area. Downtown VW currently shows 351 active condo listings, median price $750,000, median $1,027 per square foot, the largest and most affordable segment of the downtown market. False Creek shows 74 active condo listings, median price $839,000, median $1,093 per square foot, and has become the tightest sub-area by inventory this cycle despite being the smallest of the five.
Downtown Vancouver at a Glance
As of September 8, 2026, there are 963 active condo listings across the Downtown Vancouver umbrella, with a combined median price of $889,000 and a median of $1,079 per square foot. Typical time on market sits at 54 days. Because "Downtown" spans five sub-areas with meaningfully different price points, from Downtown VW's median of $750,000 up to Coal Harbour's $1,498,000, the combined figures are useful for a sense of overall scale but shouldn't be read as the price of any one of them.
| Area | Active Listings | Median Price | Median $/sqft | Median Days on Market |
|---|---|---|---|---|
| Coal Harbour | 91 | $1,498,000 | $1,295 | 58 |
| West End | 241 | $929,000 | $1,056 | 54 |
| Yaletown | 206 | $1,046,000 | $1,119 | 59.5 |
| Downtown VW (core, incl. Gastown, Chinatown) | 351 | $750,000 | $1,027 | 53 |
| False Creek | 74 | $839,000 | $1,093 | 37 |
| Combined | 963 | $889,000 | $1,079 | 54 |
The tightest sub-area has changed hands since early summer. Yaletown held that position in June at roughly five months of inventory, but has since loosened to about 7.4 months. False Creek is now the tightest of the five, at 4.1 months as of August, the most recent month with complete data. Downtown VW's core remains the slowest moving and most buyer-favourable, at 8.9 months, with West End close behind at 8.5, both still largely a function of carrying more supply than the other three sub-areas. This kind of spread, and the way the tightest sub-area can shift from month to month, is exactly why sub-area matters more than the "Downtown" label alone when pricing a purchase or a listing.

Whether you are seeking a modern residence with panoramic views, a home steps from the seawall, or a centrally located property that supports a walk-to-everything lifestyle, the listings below highlight the opportunities available in the heart of the city.
Frequently Asked Questions
What does "Downtown Vancouver" actually include?
Downtown Vancouver refers to the peninsula bounded by water on three sides, covering Coal Harbour, the West End, Yaletown, Gastown, Chinatown, and the downtown core itself, including False Creek North. Each has a distinct character and price point, while sharing the same walkable, water-bounded geography.
Which downtown neighbourhood is right for me?
It depends on what you're prioritizing. Coal Harbour and Yaletown lead on waterfront and marina access at a premium price point, the West End offers the most walkable, village-like density closest to English Bay and Stanley Park, and the downtown core plus False Creek North offer the widest range of price points and the most direct access to the financial and entertainment districts.
Are Gastown and Chinatown part of Downtown?
Yes, geographically. They sit on the eastern edge of the downtown peninsula and are tracked within the same Downtown VW MLS boundary as the core itself, so their listings appear within the combined downtown figures rather than as a separately reported price point.
Why do prices vary so much within "Downtown"?
Building age, waterfront proximity, and the mix of tower versus heritage stock differ significantly by sub-area. Coal Harbour's waterfront concentration of premium towers puts its median well above the downtown core, which carries the largest and most varied inventory. Checking the sub-area breakdown above is a better guide to realistic pricing than the combined downtown figure alone.
