Dundarave Overview
Dundarave sits immediately west of Ambleside along West Vancouver’s waterfront, and while the two neighbourhoods share a similar orientation toward the water and the seawall, the experience of living in Dundarave is distinctly its own. The village strip on Marine Drive is smaller and quieter than Ambleside’s, with a selection of independent shops, cafes, and restaurants that serve the neighbourhood without overwhelming it. The pace here is unhurried in a way that appeals to buyers who want the waterfront village character of West Vancouver’s eastern waterfront but with less foot traffic and a stronger sense of residential privacy.
Buyers who arrive in Dundarave have usually already considered Ambleside and made a deliberate choice. They tend to be buyers for whom the slightly more removed, more residential quality of Dundarave is not a compromise but a preference. They are often willing to pay for it which the market reflects clearly.
What the Neighbourhood Actually Feels Like
The seawall connects Dundarave to Ambleside to the east and continues west toward Caulfeild, which means daily walks along the water are genuinely part of life here in a way that never gets old. Dundarave Beach sits at the foot of the village and is one of the more consistently used waterfront spaces in West Vancouver. Families, residents, and the occasional early morning swimmer give it a genuine community character that distinguishes it from the more transient waterfront activity further east.
The detached housing stock in Dundarave reflects the neighbourhood’s positioning. Properties on or near the waterfront carry the neighbourhood’s highest values, with views across Burrard Inlet to Vancouver and the Gulf Islands that represent some of the finest residential outlooks in Greater Vancouver. The lots tend to be more generous than Ambleside’s in the better sections, and the architectural mix ranges from mid-century and post-war character homes through to significant contemporary builds that have taken full advantage of the view corridors.
The condo market is meaningfully different from Ambleside’s. The median price of $1.568 million tells the story; this is not an entry-level condo market. The buildings in Dundarave tend to be newer and the suites larger, which attracts a buyer profile that is typically downsizing from a larger detached home in West Vancouver or on the west side rather than entering the market for the first time. The townhome inventory is very limited which means when product comes to market in that segment it attracts disproportionate attention.
The Market in Plain Terms
Dundarave operates across three segments with meaningfully higher price points than Ambleside across the board, reflecting the neighbourhood’s stronger waterfront positioning, quieter character, and the generally higher quality of the attached inventory.
The condo market carries an April 2026 median of $1,568,000 with 18 active listings. This is a mature, relatively low-volume segment and buyers here are not shopping for their first home. The product quality is generally strong and the buildings newer, which reduces the capital expenditure risk that exists in Ambleside’s older inventory. That quality comes at a price and the comparison between what $1.5 million buys in Dundarave versus what it buys in Ambleside is a conversation worth having before committing to either neighbourhood.
The townhome segment has a current median of $2,678,000 with only 1 active listing. Inventory in this segment is structurally thin and when quality product comes to market the universe of buyers is small enough and motivated enough that moving with intention matters more than patience.
The detached market carries an April 2026 median of $4,639,000 with 28 active listings. This positions Dundarave’s detached market significantly above Ambleside and closer to the British Properties range, which reflects the waterfront premium and the lot quality in the better sections of the neighbourhood. The range within the detached segment is considerable with properties further from the water on standard lots sit well below the median while the finest waterfront and near-waterfront homes exceed it substantially.
The current market dynamic mirrors what is happening across West Vancouver’s luxury segment: inventory is elevated relative to peak years, buyers are deliberate, and sale prices in the detached segment frequently reflect negotiating room. For prepared buyers with clear criteria this is a more accessible environment than the market offered in 2021 and 2022.
What to Consider Before You Buy
In the condo segment, the newer construction and higher price points reduce but do not eliminate the due diligence requirements. Strata financial health, depreciation reports, special levy history, and reserve fund adequacy matter regardless of building age. Hence, at Dundarave’s condo price points the stakes of getting this wrong are higher than in most markets. The specific suite configuration, views, floor level, and noise exposure from Marine Drive vary meaningfully within individual buildings and deserve direct investigation rather than assumptions based on the building’s general reputation.
For the townhome segment, the thinness of the inventory means buyers sometimes encounter limited time to conduct due diligence properly. Establishing your strata review process and your building inspector relationship before inventory appears is practical advice rather than a formality at this price level.
In the detached market, the waterfront premium deserves careful scrutiny. Understanding exactly what view protection exists, or does not exist, for a specific property before making an offer is essential. New construction above your sight line, tree growth on adjacent properties, and the specific orientation of the lot all affect the view that a property will deliver over time, not just on the day you visit it. Title searches should include any covenants, easements, or development restrictions that affect what is possible on the property. Dundarave’s older character homes in particular sometimes carry historical encumbrances that affect renovation or redevelopment plans.
Flood plain considerations that apply in parts of lower Ambleside extend into the lower sections of Dundarave as well and are worth confirming for any property close to the waterfront.
Is Dundarave Right For You?
Dundarave suits buyers who want the West Vancouver waterfront village experience with a quieter, more residential character than Ambleside delivers. It is particularly well suited to downsizers from larger West Vancouver or west side detached homes who want meaningful space in a well-finished condo or a smaller detached home with genuine waterfront proximity. It comes down to who are willing to pay the premium that Dundarave’s positioning commands over the rest of the West Vancouver attached market.
It does not suit buyers whose primary interest is the widest possible product range or the most accessible entry point into West Vancouver ownership as Ambleside serves those buyers more effectively. And, it does not suit buyers who want the hillside estate character and expansive lot sizes that the upper neighbourhoods deliver.
