It’s not the manicured seawall experience of False Creek or Coal Harbour, but something wilder and more expansive, with views across English Bay to the North Shore mountains that stop people mid-sentence. On a clear morning in Point Grey, the combination of mountain backdrop, ocean foreground, and mature residential streetscape produces a quality of place that is hard to find anywhere else in a major North American city at any price.

The school catchments are a significant part of the Point Grey story and worth understanding clearly. Queen Mary Elementary and Lord Byng Secondary consistently draw families from outside the catchment who relocate specifically to qualify. This is not incidental to the market as it’s structural. The demand it creates is durable and has historically provided a meaningful floor under values even in softer market conditions.

Point Grey Road itself deserves mention as one of the most remarkable residential streets in Vancouver. Running along the waterfront with protected park on the south side and exceptional homes on the north, it represents the upper register of what Point Grey real estate can be. Point Grey is a genuinely diverse market in terms of product type, which is somewhat unusual for a neighbourhood of this character. These are primarily smaller buildings, many of them well-located on or near West 10th and West 4th, and they attract buyers who want the Point Grey address and school catchment without the carrying costs of a detached home.

Townhomes sit in the middle of the market with a current median around $1.2 million. Inventory in this segment is limited, which tends to mean that well-presented townhomes in good locations move relatively quickly even in softer conditions. Buyers in this segment are often families who have outgrown a condo but are not yet ready or positioned for the detached market.

The detached home market is where Point Grey’s full character emerges. The current median sits around $4.1 million, with significant variance depending on lot size, location, water views, and the quality of any improvements. The range runs from character homes on standard lots in the mid-$3 millions to significant new builds and estate properties on Point Grey Road and the streets closest to the water that can reach $15 million and beyond. Lot values in the best locations are substantial on their own, which means renovation decisions require careful thought. Consider that the land underneath a property is potentially worth more than the structure above it.

Current market conditions across all segments reflect elevated inventory relative to the peak years and a more deliberate buying pace. For prepared buyers with clear criteria this is a more navigable environment than 2021 or 2022, and the quality of what is available in the detached segment particularly is genuinely strong.

What to Consider Before You Buy

The condo and townhome segments in Point Grey require the same strata due diligence as anywhere on the west side. For example, depreciation reports, contingency reserve funding, special levies on the horizon, and rental bylaws that reflect your intended use. Many of the smaller condo buildings in Point Grey are older, which means they may be approaching capital expenditure windows for envelope work, mechanical upgrades, and elevator replacements. A healthy strata with a well-funded reserve is the baseline; anything short of that belongs in your negotiating position.

In the detached market the critical variable is understanding what you are actually buying. Point Grey has a meaningful mix of character homes, post-war builds, renovated properties, and significant new construction, and the condition of what sits on a lot varies considerably even at similar price points. A thorough building inspection and a clear-eyed assessment of what any renovation or redevelopment would cost are not optional steps at these price levels.

Buyers purchasing in the school catchment for specific catchment reasons should confirm current boundaries directly with the Vancouver School Board before completing a purchase. Catchment boundaries can and do change, and the information on third-party websites is not always current.

Waterfront and water-view properties along Point Grey Road and the adjacent streets carry premium values that are real but also subject to their own dynamics. Views can be affected by tree growth and development on adjacent properties, and title searches should confirm any view easements or covenants that may be relevant. This is precisely the kind of detail that experienced representation identifies before rather than after an offer is written.
