The townhome market is active and well-priced for what it offers. With 24 active listings at a median of $1,644,450, the townhome inventory here represents genuine value for buyers who want westside character, Canada Line access, and a neighbourhood that is clearly on an upward trajectory. These are concentrated in a mix of older strata projects and newer developments that have benefited from the area’s improving profile.
The condo market at 26 active listings and a median of $1,259,400 includes both the existing older low-rise inventory and newer product. Oakridge Park’s luxury towers represent the upper end of what this market will look like as the development matures, and buyers who purchased into the precinct at presale are holding product that sits well above the neighbourhood median in terms of finish and amenity.
What to Look For — and What to Watch
The most valuable positions in Oakridge are those with proximity to Oakridge Park and the Canada Line station without direct exposure to the traffic on Cambie or 41st. The residential streets immediately west of Cambie between 37th and 45th offer that balance. It’s close enough to benefit from the development’s amenity uplift, quiet enough to feel genuinely residential.
For detached buyers, lot size and lane access matter for the same reasons they matter across the westside; future flexibility under evolving zoning. The Cambie Corridor Plan has already changed what’s possible on many Oakridge lots, and that policy context is worth understanding before making a purchase decision.
