June 2026

Vancouver's luxury single-family market closed June with 1,299 active listings and 116 sales, a nine percent sales ratio, nearly double May's pace. The median accepted price rose to $3,505,000, up $300,000 from May, as buyer activity broadened past the traditional entry tier into a second pocket between $4.0 million and $4.5 million. May 2026

Vancouver's luxury single-family market closed May with 1,259 active listings and 59 sales, a five percent sales ratio that confirms a clear Buyer's Market. The median accepted price settled at $3.205 million, down $145,000 from April, with days on market averaging 24, up 140 percent from a year earlier. The month split sharply at the four million dollar mark: activity below that threshold concentrated in the $2.5 to $2.7 million range at close to a fourteen percent sales ratio, while the segment above four million saw the sales ratio fall to an estimated two to three percent, a deep Buyer's Market with meaningful leverage for qualified buyers. April 2026

Vancouver's luxury single-family market closed April 2026 with 1,241 active listings and 69 sales, a sales ratio of six percent that kept the segment in Buyer's Market territory. June 2026

Vancouver's luxury attached market closed June with 1,178 active listings and 151 sales, a thirteen percent sales ratio that moved the segment from a Buyer's Market into a Balanced Market, its third straight month of acceleration. Vancouver's luxury attached market closed May with 1,166 active listings and 118 sales, a ten percent sales ratio, the busier of the two luxury segments this month. Activity concentrated below $2.9 million, where every price band posted a sales ratio between eight and fourteen percent, while everything at $2.9 million and above saw only four sales across 140 listings. Vancouver's luxury attached market, condos and townhomes, closed April 2026 with 1,181 active listings and 81 sales, a sales ratio of seven percent that kept the segment in Buyer's Market territory. The median accepted price came in at $1.65 million, with days on market averaging 25, up 67 percent from a year earlier even as the sale to list ratio held above 97 percent.
